THE spectacular Stephen Kidd designed HIA award winning luxury residence at 22 Captains Court, Sunrise Beach, is in a class of it's own.

Overlooking Sunshine Beach and only a five-minute direct, easy walk to the sand and surf, every room in the two-level house has a view.

Having sold for this client several times in past years Arn Smith of Laguna Real Estate was approached once again, this time to sell the home by auction.

With soaring ceilings, breathtaking pool pavilion and incredibly spacious bedrooms, the home was scheduled to go to auction on June 30 but several genuine buyers inspected early on in the campaign and one of these asked Arn to present an offer to purchase prior.

Keen to move on to another development, the seller chose to go to contract with this local buyer ... a contract which has now settled for $2.2m.

Just under four years old, Arn describes the home as a masterpiece, perfectly positioned in Captains Court with wide ocean views.

Commanding position

Luke Chen of Dowling &Neylan knew the auction of 1/40 Alderly Terrace, Little Cove, was always going to pull a crowd due to the fantastic position it commands.

Saturday, June 23, and Luke alongside auctioneer Justin Voss presented the three-bedroom duplex unit to the market before a sizable gathering.

Passed in on auction day and now listed for sale at $2.2m, the property will be open for inspection tomorrow Saturday, June 30, from 12 to 12.30pm.

Excellent response

Cathy Martin of Tom Offermann Real Estate has encountered an excellent response to promotion of 11 Crusoe Court Castaways Beach in the lead up to auction day July 6.

"Selling due to health reasons the vendor will be very sad to leave but there is genuine motivation to move on," Cathie revealed.

Situated in a very small cul-de-sac of this select area the home is built on the highest point of the ridge in Crusoe Court.

Boasting magnificent sea and sand views the home is built on two levels with very spacious living areas.

Beautifully treed to the rear of the property with a path which meanders down to beach access, the front garden is of a Tuscan style complete with security entry.

Registrations will be taken for this and nine other properties from 4.30pm Friday, July 6, at the Sheraton Noosa.

Options on offer

Buying 180 and 200 Seib Road, Eumundi, in 1996 as a hobby farm the owner has enlisted Roger Omdahl of RE/MAX to sell the two properties on two titles by auction June 30.

The properties will be offered as one lot or separately, whichever is most suitable to prospective buyers.

Comprising a huge four-bedroom home on 9.18ha, 180 Seib Road is difficult to classify as it offers many features including six big steel sheds and extensive irrigation.

Once run as a turf farm, piggery and nursery to name a few, this parcel is diverse as is the adjoining 6.88ha known as 200 Seib Road. Comprising similar characteristics of flat land as its neighbor, this acreage boasts a two bedroom cottage, three bay steel shed, dam and is partially irrigated by underground pipes.

Situated just three minutes to Eumundi township and 15 minutes to Noosa beaches, both properties back on to the North Maroochy River.

The auction will take place at 180 Seib Road tomorrow, June 30, at 11am with David Garwood as auctioneer.

A little TLC

Well located but in need of work, 9 Tulip Street, Cooroy, goes to auction tomorrow following a marketing campaign with Barry Quinn of Ray White Cooroy.

The three bedroom home sits on a sensational 1864sq m parcel of land opposite the school and just a short stroll to shops.

Boasting timber floors which would greatly benefit from a polish the kitchen and living areas are open plan and there is good side access through to the spacious back yard.

An offer to purchase prior was presented and subsequently rejected although Barry has no doubt the home will be sold following good numbers through to inspect.

"The property is ideal for investors and owner occupiers and I strongly recommend builders and renovators inspect," Barry suggested.

It's anticipated Auctioneer Justin Voss will have no trouble encouraging bids when the property is offered Saturday, June 30, at 11am on site.
