WALK up the steps from the day lounge of this premium beachfront development and you realise why it is so tightly held.

"In the past two years it is still averaging just under 80%," he said.
"It is very popular. It is run as a hotel.
"There are only about six owners so it is quite intimate. The exclusive ownership means the level of service is consistent.
"It can be run efficiently, smoothly, harmoniously.
"The other thing they can do is maintain a standard of refurbishment. The management is reliable and of a consistently high standard.
"A guest coming here knows the standard, and that's why they book it. They don't want nasty surprises where it is left to the individual owners."
All units in Tingirana are two-bedroom, two-bathroom of stylish contemporary design. They offer dual-key flexibility of rental - that is they can be let as two one-bedroom apartments.
Of these four being offered by the overseas owner, one unit is on the pool level and three in from the eastern end of the resort. The others are on the next level up.
All units have one car-parking space plus storage.
Tingirana is set back from Hastings St, so you only get the sound of the beach.
From the walkway leading to the units you see the poincianas in the street and the green backdrop of Noosa Hill.
The resort includes a day lounge for guests, gymnasium and the acclaimed Seasons restaurant.
"You can go straight from your room for a morning coffee, for a swim or a walk on the beach," Mr Chen said.
