IT'S being hailed as an opportunity that comes along only every now and then.
A blank canvas set against one of the most picturesque backdrops on the Coast. The chance to walk out your front door, across the dunes and onto the beach.
And the rare 625sqm block of land right on the beachfront at Currimundi is expected to be in big demand now that it's hit the market.
The property, at 5 Watson St, will go to auction next month and is expected to fetch more than $2 million.
The last time a similar property on Watson St was sold was in 2009 and before that in 2005.
Ray White Caloundra principal Andrew Garland described it as an unparalleled opportunity.
The property is located on the dunes and has approval for construction as high as 8.5m.
"The last time we saw an equivalent land sale like this was in 2009," Mr Garland said.
"It's extremely rare. It's not often you can buy freehold residential land on the dunes."
The block was bought by its current owners in the 1990s and has a house on it. But that dwelling will be knocked down and the property split in two. The owners plan to sell one of the subdivided properties and keep the other.
The last time a similar Watson St property sold three years ago it fetched $4 million.
"The marketing starts next weekend, but we've been working our databases and there's already been quite a bit of interest," Mr Garland said.
"People understand that it's at the bottom of the mark, which has led to more interest.
"People know they won't get a better opportunity."
