Unit complex to provide ‘interesting’ commercial outcome

A Sunshine Beach man has proposed a 56-residential unit complex with commercial tenancies for an area which “lacks” medium and high-density housing options.

Mark Charles Bain put forward the application for Ridgeview Dr, Peregian Springs to Sunshine Coast Council on October 27.

The four-storey complex is proposed to have 23 three-bedroom units, 31 two-bedroom units and two one-bedroom units, as well as nine Soho commercial units and a 45sq m cafe tenancy.

Each unit will have an 8sq m storage area.

The current design was rescaled from existing applications over the site “to respect the domestic scale and character of neighbouring residential and commercial developments”.

Mr Bain said a development of the kind was needed.

“The area is currently dominated by separate detached houses and there is a lack of medium and high-density housing options in the locality,” the development application read.

“The proposed mixed-use development will allow for a higher density offering within the new community that is within walking distance of shops, transport and community facilities.”

Peregian Springs Shopping Centre is located to the north, houses to the south and east.

Land to the west is being developed for a tavern and more residential units.

Mr Bain said the two developments would complement each other.

According to the development application, the council showed general support for the proposal at a prelodgement meeting in September.

The application quoted the council favoured the commercial units.

“The Soho live/work street frontage, if combined with great street front landscaping, could be of great community benefit and offer an interesting and diverse commercial outcome,” it stated.

They are designed to target small offices and sole practitioners for commercial uses, with an option to be used for some residential living.

“The proposal allows for the site to be developed as a vibrant, mixed use environment, providing for diverse local employment opportunities, not just retail,” the documents read.

The impact assessable development went through a significant two-year design process.

The site will also have 130 carparking spaces with access from Koel Cct.

“The buildings have been architecturally designed with varied roof forms, including large eaves to cover the residential balconies, while also allowing for interest in the commercial tenancies on the ground floor and human scale,” the planning report stated.
